Late in 2025 I began exploring the possibility of releasing capital from my property through Equity Release. I had downsized in 2021 into a property that has needed a lot of improvements, so has incurred loads of unavoidable expenses. I submitted an application to a well-known firm, but following the survey, it was rejected due to the percentage of single skin construction of the kitchen extension, which placed it out of their acceptable criteria. I hadn't foreseen such a complication. Fortunately, their financial advisor suggested that I contact Unbiased online, which I did, and they put me in touch wih Mather & Murray Financial. They appointed Rachel Hurron as my financial advisor. In our initial telephone conversation, I explained my previous difficulty, and she said she would pursue the potential options for me. It wasn't long before she ferreted out LiveMore, whose criteria was more flexible, but it would require both the minimum amount to be borrowed and the interest rate to be higher at a higher rate.
I was relieved to hear that there was an option available. Their minimum loan requirement has actually been more sensible for my objectives. I have mentioned all this to encourage anyone who encounters any similar difficulties to not give up the search,
Rachel, my advisor, has been an absolute star. She came to the house for some initial discussions regarding ER, which I was already fairly familiar with. She recorded all the information needed for my application, discussed my objectives, made suggestions and explained anything needing clarification. In addition, the home visit was also important, so that in viewing the property, she'd be better able to support my application with LiveMore. Subsequently, all our contacts have been online, and all documents were accessible for printing. I found her very professional, fully versed in all the perameters of the ER scenario, efficient and obviously enjoys her work. She is personable, communicative and always responded to my emails in good time. She was able to put me in touch with Equilaw, who arranged for a surveyor and handled all the legalities. Once the surveyor's report was favourable received, everything proceeded smoothly to completion. I owe a great deal of thanks to Rachel for facilitating everything from start to finish.
